The Sidings development is a 10-storey over basement, 20,000sqm office building on the site formerly used by CIE as railway sidings for its train services.
The Sidings building is the first Triple Platinum building in Dublin's docklands. It has achieved LEED Platinum, WiredScore Platinum, ActiveScore Platinum, BER A3 and NZEB certifications, delivering the highest standards in sustainability.
Kobus Louw from TileStyle's Professional Services division worked with TOT Architects to source wall and floor tiles to meet the project brief both in terms of performance and aesthetics. Tiles had to meet sustainability requirements and be LEED compliant while enhancing the high end design of the project. TileStyle supplied tiles from our Italian partner Terratinta, a BCorp Certified company for the following areas within the building;
- Reception
- Lift and lobby areas
- Stairwells
- Locker rooms
- Bathrooms
The building provides 8 floors of open plan office space including roof terraces with amenity spaces with bicycle storage and car parking at basement level.
The required LRV contrast for the stairs was achieved by using a combination of dark anthracite coloured treads and risers with a lighter coloured nosing.

The Sidings is a sustainable and contemporary addition to the landscape of Dublin's Docklands and sets a new, premium benchmark for design and environmental standards.
The Sidings was awarded first place in the Building and Architect of the Year Awards 2025, in the category Large Office Development. The judges commended this entrant for "its imaginative and well-considered design. Its fluid form, elegantly curved corners, and timeless presence. The use of brick paid homage to its surroundings and history. An excellent addition to the Docklands office landscape, setting a high standard for sustainability and façade design, thoughtfully integrating the site’s industrial heritage.”
